A loan helped an ethical business focused on making housing more accessible enable more families to find their way home.

Benjamin's story

I have experienced hardships and burdens in my life including mental health challenges, but I always had a home to go back to. It was a protective factor that kept me safe from more dire consequences. Some of my friends, family, and schoolmates were not so privileged. Without a home, resilience in the face of setbacks is less and less likely.

As a lifelong Rochester resident and human service worker, I see the devastation caused by poverty in my city. At Hart Homes LLC we believe that everyone deserves a safe and comfortable place to live, and we’re committed to the revitalization of urban Rochester through the creation of high-value housing at an affordable cost. Without housing, so many other dreams are unattainable. To quote Matthew Desmond, "Home is where children find safety and security, where we find our identities, where citizenship starts. It usually starts with believing you are part of a community, and that is essential to having a stable home.”

Hart Homes believes in development without displacement and that means resisting the greed that causes gentrification and resisting the sloth that leads to predatory slumlords. We are committed to ethical practices, like fair and transparent contracts, long term leases, payment options for our tenants if they experience a setback and providing service and maintenance. Our tenants stay longer, and we almost never evict. Rent increases are rare, predictable, and communicated well in advance. Our goal is to be people's last landlord and that when our tenants finish renting from us, they become homeowners themselves. We have many of those success stories and we want to add more.

Ethical practices are a strength, and our slow and steady approach to growth helps us remain grounded in our mission. However, we are struggling to scale our impact even as unscrupulous individuals and corporations from outside Rochester buy up our city and extract community wealth. Not Hart Homes. We reinvest, we have a long-term vision, and we are part of the community.

Thank you for your help.
