We are proud alumni members of the Students Co-operative in Minneapolis, Minnesota. The Students' Co-op has provided affordable housing, communal living, and empowering experiences for many generations of members for over 80 years. Throughout the COVID-19 pandemic, the co-op experienced several challenges due to a loss of income. Alumni from previous decades have come together to steward the repairs needed for the Co-op and recruit a new generation of cooperative members.
The very existence of this housing co-op, owned entirely by its residents since the 1940s, is a radical political statement. It exists outside the traditional renter/landlord dichotomy and allows for greater financial security to benefit from the low cost of living. Co-owning a housing cooperative empowers members with skills and confidence in home repair and democratic decision-making. And, of course, many of us have formed life-long friendships, relationships, passions, and career tracks as a result of living at the Co-op. It is something that all alumni are very proud to have been a part of and something we wish to pass along to future generations of change-makers.

Flexible: any funds raised within 30 days will be passed along to the Lending Partner facilitating the loan and they will come up with other sources of funding to cover the rest of the loan amount.
What does "Partner covers currency loss" mean & how could it affect my Kiva loans?
When lending internationally, the local currency in a borrower's country may lose some of its value compared to the US dollar -- requiring the partner to use more of its local currency to repay Kiva in USD. We offer some Lending Partners the option to protect themselves against currency fluctuations by choosing to pass on these losses to Kiva lenders. By bearing this risk, lenders protect the partner and its borrowers from catastrophic currency devaluations and contribute to the sustainability of their operations.
Potential for currency exchange loss is noted on every loan profile under the loan details:
"Yes" means the Lending Partner will cover any currency loss. Lenders will not bear losses due to currency fluctuation
"Partial" means that the Lending Partner has opted to cover losses only up to 10%. If the U.S. dollar appreciates more than 10% against the local currency, those losses will be passed onto lenders.

Business Description
The Students Co-operative is a member-owned affordable housing provider primarily serving University of Minnesota (UMN) students. Founded in 1940, the Students’ Co-op has been a pioneer in accepting people of different classes, racial backgrounds, and gender identities as members. The 29 members of the Co-op live together intentionally in an 18-bedroom former frat house built in 1908. While living in the house, members share resources and labor, make decisions democratically, collaborate on chores and maintenance, learn valuable life skills, and create unforgettable friendships.
The Co-op business model relies on the collection of monthly membership dues from all member residents of the house. These dues are used to pay taxes, utilities, insurance, maintenance, and other operational costs. On average, the Co-op can save several thousand dollars per year. These savings are reserved for longer-term repairs and improvements. Looking to the future, we are confident that the house will be financially sustainable after the renovations are complete and new dues-paying members can move in.
Currently during this renovation project, the Co-op is limited to donations and loans to generate funds. However, because of its strong role in the community, these are not limiting factors. The Co-op has already received in $13k in direct donations this year and community members have already pledged over $14k to provide to the Co-op through this Kiva loan. Once renovations are complete in time for students to move-in for the Fall 2023 semester, the Co-op will once again be able to resume its model of generating income with very low overhead, however with 6 additional single rooms generating income that are included in the Scope of Work. Altogether, we project with an average, affordable rent price (15% below comparable units), the Co-op will be generating $20,248 per month in rent and parking beginning in September 2023.
What is the purpose of this loan?
The COVID-19 pandemic caused a crisis for cooperatives across the country. The Students’ Co-op faced a decline in membership and income, leading to deferred maintenance and a loss of savings. Repairs and refurbishment are needed to offer affordable and sustainable housing to the next generation of co-op members. The money raised by this loan will be used to renovate the bathrooms and kitchen of the house. Since no one is currently staying in the house, this is a rare opportunity to perform repairs that would typically be logistically challenging in a building with 29 people. Alumni are excited to welcome new members into a house with fresh paint, updated plumbing and electrical appliances, and a fully remodeled kitchen and bathrooms. This loan will help the co-op not only restart but truly build back better than in years past.

Funding model
Every loan has only 30 days to fundraise on Kiva. There are 2 different options for how that funding is sent to the field:
Fixed: the total loan amount must be raised in order for funds to be sent to the Lending Partner. If the loan is not funded in full within the fundraising period, the loan will expire and any funds raised will be returned to lenders' Kiva accounts.
Flexible: any funds raised within 30 days will be passed along to the Lending Partner facilitating the loan and they will come up with other sources of funding to cover the rest of the loan amount.
What does "Partner covers currency loss" mean & how could it affect my Kiva loans?
When lending internationally, the local currency in a borrower's country may lose some of its value compared to the US dollar -- requiring the partner to use more of its local currency to repay Kiva in USD. We offer some Lending Partners the option to protect themselves against currency fluctuations by choosing to pass on these losses to Kiva lenders. By bearing this risk, lenders protect the partner and its borrowers from catastrophic currency devaluations and contribute to the sustainability of their operations.
Potential for currency exchange loss is noted on every loan profile under the loan details:
"Yes" means the Lending Partner will cover any currency loss. Lenders will not bear losses due to currency fluctuation
"Partial" means that the Lending Partner has opted to cover losses only up to 10%. If the U.S. dollar appreciates more than 10% against the local currency, those losses will be passed onto lenders.
"No" means that the Lending Partner is not covering any currency losses and all losses will be passed onto lenders.
"N/A" means the Lending Partner disburses loans to borrowers in USD so their loans are not subject to any currency fluctuation.

How are loans facilitated?
Kiva loans are facilitated through 2 models, partner and direct, that enable us to reach the greatest number of people around the world.
For partner loans, borrowers apply to a local Lending Partner, which manages the loan on the ground. Lending Partners are responsible for screening borrowers, disbursing loans, posting borrowers to the Kiva website for funding, collecting repayments and otherwise administering Kiva loans on the ground to borrowers.
For direct loans, borrowers apply through the Kiva website and may or may not be endorsed by a Trustee. Unlike Lending Partners, Trustees don't handle any financial transactions or have any duty to repay loans on behalf of their borrowers. Instead, Trustees take the role of providing support and business advice to their borrowers throughout the term of the loan.

Lending Partners often work with borrowers over time to help them build credit and expand their businesses. In order to make it easier for partners to post loans for borrowers who have been listed on Kiva before, we allow some partners the ability to relist a loan without having to re-enter all of the borrower's information. When this occurs, you'll see an updated loan description, as well as excerpts of the original descriptions from an earlier loan.
Most borrowers take out loans consecutively, meaning that they receive a second loan after having repaid the first. However, sometimes our Lending Partners give out concurrent loans, allowing borrowers to take out one primary loan and a secondary "add-on" loan along with it. These additional loans are typically smaller than the borrower's primary loan and serve a different purpose. We trust our partners to determine whether a borrower has the means to be able to repay a successive or concurrent loan.
